Basically, any XJ you buy will have all those issues, and more.
Clogged heater core is typical.
Busted AC is typical.
What is the engine light code? (Get a new mechanic. Reading codes is brainless)
Rust is typical.
Window switches are typical.
Seats all have issues.
Tires are typical.
All used XJ's need fluid.

Keep it. You have what every XJ has.

It's really not that bad. Even if you're not mechanically inclined you can do the fluids and tune up yourself very easily. I bought my '01 and I had to do ALL fluids, tune up, brakes, valve cover gasket, battery, lift gate strut, and new evap. I did everything myself except the evap. I still need to replace the transmission mount (which I'll do myself) and then my XJ will be mechanically sound. After that I have to fix the sagging headliner and two of my speakers. I'm not complaining because I love my XJ. My wife wanted me to get a Wrangler, but I wanted a Cherokee. Either way good luck to you man.
