Need help with what it's worth

Considering the investment in time and money I've made in this Jeep I've been discussing with my insurance agent the whatifs if my Jeep got destroyed or stolen. It would appear that I have much less to worry about in the case of someone crashes into my Jeep and totals it. Based on the condition I would get much more than the book value as the rule is to "Make Me Whole Again" to which I buy back the Jeep for the scrap value and then strip the parts and find another shell. It's the fire and theft were I would be at a total loss and I just can't go there. I need to get an appraisal to establish value for fire and theft coverage. I'm searching for an appraiser but would like to walk in there knowing what it's real value is in the market place. It runs like brand new and everything works as it should.

You're gonna have to find a very rare breed of buyer to get more than what it's worth (book value). Mine was a mall crawler. It was absolutely flawless, limited trim package, and I still only got trade-in NADA value. Granted I had well over $20k in mods invested in it. I parted it out just before trading it in so I wouldn't have to see my money go to waste.
Unfortunately if you are looking to get rid of it, people will have to take into consideration that it's a Northern car and that mods don't add value. Mods just make the buying margin more niche because not everyone's gonna look at a lifted Jeep and think "yeah that was done right." Many people, like myself, see a lifted Jeep for sale and think, "oh man, I wonder what kind of hackjob work I'll find under there."
I'm not saying you didn't do good work, because it looks like you did, but it seems like that's the reality of selling cars these days. Especially these unibody things. Your best bet is to part out the add-ons and sell it as a stock Jeep.
