Repair Advice for stock 2001 cherokee sport

Hey everyone,

So I have a stock 01' cherokee sport with 164k and all within the past 2 months I have encountered a few mechanical issues that I need advice on. Basically I want to know if the repairs are worth keeping the jeep...

-possible bad pinion bearing or spider gears (whining noise from rear that starts around 15mph and gets real bad around 45mph but seems to stabilize around 55mph)

-defective trac bar

-possible front u-joints (steering wheel jerks incrementally back into home position)

so all these have been an issue over the past 2 months and I have been debating over fixing them (I am a novice) or selling the car cheap and moving on. Should also mention the rocker panels are rusted out, the roof is decently rusted, as well as the driver floor pan. Other than all the issues stated the jeep starts fine, and the 4x4 works great.
