Hmm... where outside of Culpeper are you? I myself am in Edinburg, and I might possibly be able to assist. Now don't quote me, but I will do my best to see if I can get in there with you guys and help.

And in all honesty, I don't think any insurance would be needed. As long as you make it clear that everyone is driving at their own risk, and maybe have a waiver typed up, then all should be fine.

It will prob be next month sometime. Got to get the backhoe running and take some stuff to the scrap yard to get some extra $ for the hydraulic lines. I will post up later once we get a real date, this will help out a lot.

You'll also want to check with the local AHJ (authority having jurisdiction) because they may have a problem with what you do on YOUR land because it affects other peoples land. Unfortunately it's not as easy as wanting to open an OHV and just doing it. Like I said just because you have a waiver doesn't mean you can't be sued. Whatever you do don't make it a LLC or else they can sue you personally and not just the park.

Make sure waivers work in your area. in Ontario even with a waiver you can be sued which is why there are no offroad parks here.

Insurance is ridiculous, guy i know has 200+ acres that wanted to open a park but when he contacted insurance companies 90% just laughed the last 10% said it would be 10-20grand... per month.

My advice, woube be to create a club and make it so members have to be aproved by you, your friend, and other members. This way you are ensured have serious people interested. It will also give you a good reputation with the community. Also have a liability wavier, just for added insurance for members. Since it would be your club and property you could control who does what, when, and how. Maybe make a small club fee so you can open a website and keep it running to monitor members better and spread the word some.

Since I am an hr away I would love to help but do to being a college student and working as much as possbile time is very limited. Hope you can pull it off. Plz PM me if you ever have a big work weekend, if I am avaliable I would come.

Thanks, We thought about the whole club thing, instead of a fee I think it would do better just to have ppl help cut trails and help with keeping the place clean.

In my opinion, not that I know too much about it, but I think you'd be ok with just having people do waivers. I know insurance for that type of stuff can be suuuper expensive.
I do think it would be advisable to not make the whole thing too public. If you turn it into a business you'll most likely have to worry about stuff, but if it's just a word-of-mouth/ help-out-to-come-out kind of thing you should be ok with minimal legal bs.

I would atleast try to keep the # of people down that you let go there. But your idea is very good, best way to get the trails made. Too much publicity can get people sniffing for issues.

Hey, i'm a friend of Potter's. I'd be down to help cut some trails and stuff. BTW you could always put a gate with a lock and only give the combo to certain people ie. members of the club....

Mainly we just want some ppl to have some fun and find more offroaders. Might just make a club.

There already is 3 gates you go through and all are locked. Nobody has keys but us and his Uncle who is cool with the idea.
