Is this a Jeep worth buying?

Hey guys, was really excited about owning my first jeep. I went and had a private inspection done and this is what came back.

How much is it selling for. What is the source of the leaks? What is the source of the engine noise? What type of noise? From pics or the report, I don't SEE anything major. But the engine noise could be a concern if its internal. It does look a little neglected, but most would get fixed from basic maintenance.

I am not sure where the leaks are coming from. I have not seen the vehicle in person as I bought it on eBay from reputable person. The exterior issues I can live with. Its that mechanical concern that bothers me.
What else looks neglected to you?

^X2. How much are they selling it for? Depending on the engine noise and how bad it is, I wouldn't be TOO worried about it. Same with the oil leak. A 4.0 I6 that DOESN'T leak is about as rare as a unicorn. The transmission leak, that might be something to worry about. How did they determine that it's leaking? Or did they just look at it and go "There's fluid on the tranny, it must be leaking". According to the report, that's kind of the way it seems.

Ok. The price seems pretty steep. I got my 99 Cherokee Sport w/ 130k miles absolutely no rust, almost perfect interior, and exterior (less a few small scratches) for $3500. Personally, i'd search local craigslist for a good deal. I'm not sure how far away it is, but I absoutely would not purchase a vehicle without test driving it, and hearing the "noises" myself.

This is the email I just sent the seller.
I just got off the phone with the inspector and he laid out his concerns. First he mentioned the corrosion underneath, and the corrosion to the muffler. He also described in great detail the three leaks he found. The possible valve cover/road grime leak is minor and I could fix myself. The transmission he believes is leaking at the front seal, and that what it is leaking is very dark and he is unsure of the condition of the transmission. The transfer case was his most serious concern because it shows signs of a long term fluid leak at the rear output.
I'm sorry but transmission issues worry me and I can't take a chance of having to outlay money for transmission repairs if they are needed. I take your word that everything works well but the inspector presented his concerns in great detail.

Mine doesn't leak!!!!! I guess I have a unicorn. It's even white like one too!!!!
Anyway, ask if the head has been replaced because they supposeldy crack around 100k. The oil looks really clean though and that's always a good sign.

Alright, so maybe not quite as rare as a unicorn, but pretty rare! As far as the oil though, it could've been just changed, and that's why it looks so clean.

About the oil. He just changed it. Apparently the car was originally scheduled to be inspected at his house, then the location was changed to a repair facility.
