rebuilt 4.0s greater seattle area
olympic 4x4 is a good place to start, if you're nice and bs with them a while, they might refer you to some other places to look.
I've got a 4L myself, I was going to put on a new headgasket and rear main seal, but I just ended up buying a 99. I'll sell you mine for $200 if you want it.
I've since moved back to the westside (bellevue/seattle)

Craigslist is usually a good source or the local junkyards. My advice would be to pick up a used one for cheap and rebuild it.

Or find a junkyard that will give you a warranty with a used low mile un-rebuilt motor. Some junkyards actually buy engines in a running condition and know they are good so they will give you a limited warranty with them.
