Two noises

Among many noises in my 1998 XJ, there are two that really bug me.
The first is when the engine is running only, and I press the brake pedal just the right amount there is a noise that sounds like someone is letting the air out of a balloon slowly. I'm thinking it might be a vacuum leak in the booster.
The other noise happens when I turn the steering wheel. It sounds like someone is passing gas. It seems worse (louder) when it's cold out & the engine just started for the first time that day. This noise doesn't sound like a vacuum leak, more like a big plastic part rubbing on something.
