Default Help with deciding if this jeep is worth the price.

Hey, so I apologize right away if this is either in the wrong section or if this type of thread is unacceptable, if so mods feel free to delete it or move it to the appropriate section because I cannot seem to find a section that would be better for me to post this in.

Alright now with that said, I'm looking at possibly picking up this specific 2001 Cherokee 2dr with 124k miles on it.

Alright, so I went to look at it a little while back and I offered $4000 he has now called back and said that he would take that amount. Now I should go into detail as to what this jeep has and what problems it also has.

Pros:
New 3" Rough Country lift with full leaves
New Venture 5spd
Chry 8.25 in the rear
NP231 transfer case
5 matching silver 5 spoke Cherokee wheels with brand new 31's mounted
power windows
power locks with a factory fab
new parts listed in the add as well as it looks to be taken good care of and runs very well as far as I can tell.

Cons:
Rust: Drivers passenger floor has a portion that is rusted through as I can poke my finger and feel carpet, drivers side rocker has a small patch of rust showing right in front of the rear wheel, under the drivers side rear glass a spot of rust the size of a quarter, the rest of the undercarriage is fairly rust free, just spots of surface rust.
Body damage: The roof has a dent in it that is noticeable but not atrocious and covers the area in front of the roof rack to about 8" before the windshield across the top of the vehicle, and a slight tear in the rear bumper cap on the passenger side. The rest of the body panels are nice and straight as well as the rest of the plastics are in good condition.
Non working parts: rear wiper/arm the entire assembly in the hatch is non functional and the factory fog lights have been removed but assumed the wiring is fully functional
Ohh and the rear main is leaking just slightly

I am capable of repairing all of the stated problems

alright now with knowing all that I'm wondering if $4k is a decent price for it or weather or not I should try and talk him down further or wait for a Cherokee with a little less rust shows up?

does it have a sye or tcase drop? I think 4000 is still a little high. i would wait and find one without/less rust if possible. im thinking more like 2500- 3000 max

Salvage title too? We live in Texas and just bought a 2001 XJ 4x4 with 145k miles for $2700, blue title. It didn't have a lift kit and it did have some rust but we've been able to replace those rusty bolts and make a bunch of modifications on the cheap

To my knowledge it has a clear title.

I will keep looking for a better jeep as I have been for months, sadly around where I live finding Cherokees for sale is tough, then everyone thinks they're worth their weight in gold if they are for sale and lastly if it's for sale for a decent price they are gone the same day the add is posted. But if I hear what your saying it would be in my best interest to stay on the look out for one in better condition.

haha, I forgot to mention yes you can find them with high miles but the problems with high miles and Minnesota winters is that they tend to be fairly rusty and I'm personally looking for one with miles at least close to 100k, but as you can tell I'm a little flexible on that. FYI I do currently own a 88 Cherokee with an unknown amount of miles on it and I'm looking for something to replace it with.

damn. that's actually a really well built rig. he might actually get close to what he's asking for. maybe like 8000-10000

that thing looks really nice( minus the stupid deacals)

but thats still crazy high price. i know a ton of money went into it but you really cant expect to get it all back. cherokees are really a labor of love kinda vehical. that should be like $8000
