Fuel pressure problem

Default Fuel pressure problem

I need some advice badly, my 94 Cherokee with the 2.5 4 banger is having some sort of fuel pressure problem. It has no pressure at the fuel rail but when I remove the return line from the pressure regulator and connect the gauge there it has over 70 psi. I have swapped the fuel pressure regulator from my wife's cherokee into mine and the fuel pressure is still above 70. I also tested the pressure right at the tank and it is also above 70. The jeep will run when the return line is plugged off and there is 70 psi at the fuel rail but as soon as I reconnect the line to the fuel pressure regulator the fuel pressure drops to nothing and the jeep will not run. Please help. I really need this thing to run so my son and I can go up in the woods and do some wheeling.

Well I replaced the fuel pressure regulator and it runs like a champ.
