Default Unibody Rot - Safe to Drive?

I have my 3rd XJ (1999) up for sale and just noticed recently this unibody rot has grown a lot. It has been sitting for a year as my JK is the daily driver. The rot in the past year it was sitting has gotten a lot worse. It's a shame as the exterior is great as well as the engine plus it lost a lot of resale value with this rot. 2 questions here - 1. Is it safe to drive for whoever buys it until they get around to repairing it? 2. Is this beyond repair and considered a parts car? This is under the drivers side and there is no other rot or rust on under the rest of the vehicle.

Wouldnt pass PA Inspection like that. Would need significant amount of work to repair. Interior removal, probably need mid section frame stiffeners and floor repaired. I would drive it, but would tell any buyer that its not safe.
