Default Oil Pressure Not Normal. Need Help.

I have a 97 XJ and my oil pressure gauge has been reading low. When I first start the engine the check gauges light comes on and my oil pressure gauge reads zero. as soon as I put it in drive and give it some gas the pressure raises on the gauge but will only go as high as 35 and will average at 20. I have a very small oil leak and change the oil regularly every 3000. Not sure what to do or where to start. Suggestions welcomed and appreciated. thanks.

Can anyone tell me what the voltage readings should be at the connector? My oil pressure reads at 80psi no matter what. I suspect the sending unit, did some searching & took some readings on the pins & got ~5 volts.

I just wanted to double check before spending money on a switch. Thanks!
