Default 2015 Jeep Cherokee Inquiry

Happy Holidays to all! Question, I have a 2015 Jeep Cherokee, all stock, and last night I noticed a heavy tar substance that almost had a diesel odor to it around both front wheels, nothing like I have ever seen before. I also noticed traces of it inside the wheels. My suspicions are a CV joint boot is leaking but both of them at the same time? I drove the vehicle yesterday for sometime before I noticed the leaks on the floor and it drove as normal. I have not yet taken the front wheels off of it yet for further inspection but I am wondering if anyone has any ideas with this.

I could be failed CV joints, or possibly brake fluid mixing with brake dust? You'll need to get under there and start tracing it.
